August 2026 East Shore Lake Tahoe Market Update

August felt like a transition month on the East Shore. We’re starting to see the usual late-summer slowdown in new inventory, but buyers are still active and there’s still a healthy selection of homes on the market. The pace is less urgent than it was earlier in the season, which is giving buyers more time to compare properties and giving sellers a clearer picture of what the market will respond to.

Total Listing Count: 122 homes (↓ from 125 in Jul)

Total inventory dipped slightly in August after climbing steadily through the spring and early summer. We reached the high point for inventory this season in July, and the August decline fits the normal seasonal pattern as we head toward fall.

For buyers, there is still considerably more to choose from than there was earlier this year. For sellers, there is enough competition on the market that standing out still matters.

Active Listing Count: 103 homes (↓ from 107 in Jul)

Active inventory followed the same pattern, easing slightly after reaching its summer high in July.

This is still a relatively good selection for the East Shore, so buyers can afford to be selective. Homes that are well priced and show well can still move quickly, while properties that miss the mark are taking longer.

New Listing Count: 17 homes (↓ from 31 in Jul)

The biggest change this month was the drop in new listings. After a steady stream of new properties through May, June and July, far fewer sellers came to market in August.

That is typical for this time of year. A large share of sellers who wanted to take advantage of the summer market have already listed, and the flow of new inventory is now starting to slow as we move toward fall.

Pending Listing Count: 31 homes (↓ from 32 in Jul)

Pending sales were essentially unchanged from July, which is a strong result considering fewer new listings came on the market.

Buyers are still making decisions and writing offers. Activity has simply settled back from the unusually high level we saw in May.

Months of Inventory: 5.6 months (↑ from 4.8 in Jul)

Months of inventory moved higher again in August, reflecting the amount of selection buyers currently have compared with the pace of sales.

In practical terms, buyers have more negotiating room and less pressure to make an immediate decision. Sellers should expect buyers to compare homes carefully, particularly when several similar properties are available.

Homes With Price Reductions: 15 homes (↓ from 32 in Jul)

Price reductions fell back considerably in August after the jump we saw in July.

Much of the summer repricing had already taken place, leaving fewer sellers making adjustments in August. Pricing still matters, but the market had already pushed a number of sellers to recalibrate earlier in the season.

Median Days on Market: 84 days (↑ from 63 in Jul)

Homes took longer to go under contract in August.

That fits with the rest of the market. Buyers have more choices and generally do not have to rush. For sellers, the first few weeks on the market are still important, but some properties are taking longer to find the right buyer.

Median Listing Price: $2,295,000 (↑ from Jul)

The median asking price moved higher again in August.

This is the median price of homes currently for sale, not the price homes are actually selling for. On the East Shore, a handful of higher-priced properties can move this number quite a bit from month to month, so this figure is most useful as a reflection of the current inventory mix rather than a direct measure of home values.

Median Listing Price per Square Foot: $885 (↓ from $914 in Jul)

The median asking price per square foot moved lower in August, even as the overall median listing price increased.

That is another example of how strongly the mix of homes on the market affects these numbers. Larger homes, lakefront properties and higher-end listings can all move the overall median and price-per-square-foot figures in different directions from month to month.

August Market Summary

August felt pretty typical for this time of year. We’re starting to see fewer new properties come on the market, but buyers are still active and there’s still a good amount to choose from. For sellers, pricing and presentation continue to matter. For buyers, there’s more breathing room than there was earlier in the season, especially when a property has been sitting for a while.
